Unlike most insurance, it is a one-time premium paid at closing for coverage that lasts as long as you or your heirs own the property.
In Miami-Dade and Broward counties, the buyer typically pays for title insurance and the closing fee. In most other Florida counties, the seller pays. This is custom and is fully negotiable in the contract. We walk both sides through who is paying for what before you sign anything.
We open a file the same business day you send us the contract. A clean residential title commitment typically lands within 3 to 5 business days. From a fully executed contract, a standard residential closing runs 21 to 30 days, faster on cash deals.
