Title insurance protects you against problems with the property's title that existed before you bought it but were not discovered at closing | forged deeds, missed heirs, undisclosed liens, unpaid taxes, recording errors, and similar defects. Unlike most insurance, it is a one-time premium paid at closing for coverage that lasts as long as you or your heirs own the property.

In Miami-Dade and Broward counties, the buyer typically pays for title insurance and the closing fee. In most other Florida counties, the seller pays. This is custom and is fully negotiable in the contract. We walk both sides through who is paying for what before you sign anything.

We open a file the same business day you send us the contract. A clean residential title commitment typically lands within 3 to 5 business days. From a fully executed contract, a standard residential closing runs 21 to 30 days, faster on cash deals.

Yes. Atlas handles income property, multifamily, retail, land, and other non-residential transactions, including entity review, lender requirements, and multi-party coordination. Commercial files are run by the same in-house team that handles your residential work.

We coordinate the title and closing side of like-kind exchanges and work with the Qualified Intermediary of your choice to keep your 45-day identification and 180-day completion windows on track. If you do not already have a QI, we can refer one we have worked with.

Florida only. We are a licensed Florida title agent based in Miami Lakes. We close throughout Florida with a focus on Miami-Dade and Broward counties.
